Pool mastic is the flexible sealant strip that fills the expansion joint between your coping and your deck. It's there for one job: absorb the constant ground movement so the coping and deck don't crack into each other. In DFW, where clay soil swells and shrinks several inches per season, mastic takes more abuse than any other surface on your pool. It's also the first thing to fail — usually within 5-8 years on a typical install.

What it looks like when it fails: a visible gap between the coping and the deck (sometimes wide enough to drop a coin), cracked or crumbling sealant, missing chunks where the strip has shrunk and pulled away, or — the worst case — water tracking into the gap and showing up as discoloration on the bond beam below. Once water gets behind the coping, you've graduated from a $300 mastic job to a $4,000+ coping replacement.

**Why DIY caulking doesn't work.** Tubes of standard polyurethane caulk from the hardware store will fill the gap, but they don't have the flex range that DFW soil movement needs. They harden, crack, and let water in within 12-18 months. The mastic we use is a two-part polysulfide or polyurethane sealant rated for pool applications and the local soil — it stays flexible for 8-12 years if installed against a properly prepped joint. We almost always recommend doing mastic at the same time as any coping replacement or waterline retile, but mastic is also a standalone service. If your tile and coping are still solid and your mastic is the only failing piece, that's the only job to do. Common upsell trap to watch for: contractors who tell you the gap means the coping needs replacing too. Sometimes that's true (and we'll say so). Often it's not — the coping is fine, the mastic just shrank and pulled away. A $300 mastic job vs. a $5,000 coping job is exactly the kind of call where you want a contractor who doesn't have a quota to hit. We don't.
